Cogent Industrial Partners was engaged to site source, prepare, and conclude all development entitlements, source all primary and subcontractors, and construct a 70,000 square-foot facility on a 14 acres site. Construction was co-managed with the occupier. Navigating through CEQA exemption and entitlement issues in conjunction with a complicated entitlement process and COVID-19 lockdown added to the challenges. The project is almost complete. On time and under budget. The new manufacturing facility will employ over 100 full-time staff.

 

History

A national modular housing/school classroom manufacturer were seeking a large site and new manufacturing building in Southern California to satisfy demand from its primary customers, California School Districts. Existing inventory of buildings were unable to deliver the large outside storage requirement, therefore a build to suit became the only feasible alternative.
