Rockwell International owned a 200-acre site made up of ageing 1960’s era defense buildings. Their desire to entitle and develop the campus led to a series of Class A buildings designed to meet the needs of high bay logistics and technology tenants within supply constrained North Orange County.  Under our guidance, the planning, architectural design and leasing were specifically focused on achieving those goals. 

 

 

History

Cogent Industrial Partners constructed a speculative 315,000 warehouse building as a replacement for an aging 200,000 SF defense era office building. The Property was leased upon completion to national distribution tenant. The Property Value has since completion; increased almost 100%.
